We are seeking an organized, collaborative, and analytical Project Manager to support AEDP’s growing Real Estate Department. Reporting to the Vice President of Real Estate, the Project Manager serves as an expert on the regional and local real estate market and provides data and reports to a variety of stakeholders and decision-makers. The position also contributes to development projects in Alexandria by supporting the City’s Industrial Development Authority (IDA), a stand-alone authority with the ability to finance real estate development projects, and by providing analysis and recommendations on incentive packages and RFP solicitations. The Alexandria Economic Development Partnership (AEDP) is devoted to helping businesses get started, grow, or relocate in the City of Alexandria. This position directly supports the City of Alexandria’s Industrial Development Authority (IDA). The IDA is a City Council-appointed board that provides financing assistance to qualified businesses and organizations wishing to make an investment within the City of Alexandria. The IDA is administered through AEDP and staff support is provided by AEDP’s Real Estate Department.

What You Will Be Doing

The Real Estate Project Manager will rely on their independent judgment, analytical skills, and creative thinking to support the Vice President of Real Estate in three key areas: real estate market intelligence, the administration of the City’s Industrial Development Authority, and major real estate project implementation led by AEDP. A key component of success will be the ability to use excellent communication and interpersonal skills to build relationships with Alexandria business owners, members of the commercial real estate community, and decision-makers at AEDP and on the IDA board. The Project Manager will
  • Administer, track, and manage reports on the Alexandria commercial real estate market, as well as provide support on various real estate projects. The incumbent must be highly organized and able to respond tactfully and collaborate with others, operate within a team environment, and communicate effectively (written and verbal).
  • Monitor, analyze, and create reports on the Alexandria commercial real estate market
    • Use the real estate database CoStar and relationships with brokers to remain knowledgeable about the current state of Alexandria’s real estate market
    • Create reports and presentations on real estate development projects, vacancy rates, and available commercial real estate opportunities in response to requests from the Alexandria City Government and business/real estate community
    • Provide reports and data on the real estate market to AEDP staff in support of business attraction and retention projects
    • Lead the design and creation of regular ‘state of the market’ reports
  • Directly support the Vice President of Real Estate with managing the activities and projects of the Industrial Development Authority (IDA)
    • Provide project management support for IDA-sponsored development projects by drafting project scopes and timelines, managing legal documents and performance agreements, and tracking project metrics
    • Oversee the analysis and due diligence of projects to determine the economic and fiscal benefit to the City of Alexandria; present findings in reports to the Vice President
    • Collaborate with the Vice President and other AEDP staff on the management of project budgets
    • Coordinate stakeholder meetings about projects to include organizing site tours and presentations
    • Support the Vice President with managing the IDA board by assisting with preparing meeting agendas and materials, coordinating board communications, and effectively running public board meetings
    • Produce regular project status reports and present project updates at IDA meetings
      • Contribute to the implementation of real estate development projects and initiatives
    • Prepare and manage responses to requests for proposals (RFPs) for major real estate development projects
    • Coordinate the work of contractors/consultants responsible for conducting and preparing feasibility studies and economic analyses of major projects
    • Assist with the preparation and submission of incentive applications for qualified projects to city and state agencies
    • Convene public- and private-sector stakeholders to discuss and evaluate real estate projects, prepare agenda topics, lead discussions, and develop and track follow-up actions

Basic Qualifications

Experience: Three (3) years of experience working in real estate or economic development. Technical Requirements: Proficient in the use of Costar, proficiency in ARGUS/equivalent is a plus. Education: Graduation from an accredited college and university with a bachelor’s degree in business administration, real estate, public administration, or urban planning. Equivalency: An equivalent combination of education and experience may be substituted. FLSA Status: Exempt.

Other information

Salary: $70,000 to $130,000, commensurate with experience and qualifications. Benefits: AEDP offers a competitive benefits package including health, vision, and dental, a 401K retirement plan with an employer match, life insurance, among other benefits. Position Type: Full-time. Work Location & Schedule: AEDP’s current operating status requires a minimum of three days of in-person work with the flexibility of remote work two days per week. COVID-19 Vaccination Status: All employees and contractors working for AEDP are required to be fully vaccinated against COVID-19, per the CDC guidelines. AEDP reserves the right to request proof of vaccination for all employees and contractors.
