A New Town Center and Community Gathering Place 

Foulger-Pratt will bring 4 million square feet of multi-family, residential, retail, medical office, and entertainment uses to blend with the surrounding neighborhood as early as 2025. The new Inova Alexandria Hospital with Cancer Research Center and Specialty Care Center will anchor the eastern portion of the development. Plans also include a network of outdoor spaces, a playground, an ice rink, a fire station, and a transit hub. The first phase of the project could deliver as soon as 2025.  

AEDP and the Industrial Development Authority of the City of Alexandria played a pivotal role in ensuring the Inova Alexandria would move forward by purchasing the land under the hospital and leasing it back to Inova. This catalyst investment kickstarted the transformation of the rest of the site.

In addition to Inova Health Systems relocating its existing hospital from Seminary Road to a new, 194-bed facility with a Cancer Research Center, and Specialty Care Center, Foulger-Pratt will blend in 4 million square feet of multi-family residential, retail, commercial, and entertainment offerings to harmonize with the surrounding neighborhood.
